The view from your lanai shapes daily life. How golf-course, lake, water and preserve homesites compare.
In a Florida club community, two homes with the same floor plan can feel completely different because of what lies behind them. The homesite, and its view, is one of the most personal choices you will make.
Golf course frontage
A home on the course offers wide, green views and a front-row seat to the game. Things to consider:
- Which hole and which side. Homes near tee boxes and greens see more activity; homes along the fairway's inside of a dogleg may see more stray balls.
- Early mornings. Maintenance crews often begin before sunrise.
- Privacy. Golfers will pass behind your home throughout the day.
- Course changes. Renovations can alter the view. Ask whether any are planned.
Lake view
Many Florida courses are built around lakes that also serve as stormwater management. Lake views offer reflections, birdlife and often more privacy than direct fairway frontage. Ask about water levels across the seasons and who maintains the banks.
Waterfront and boating
Some communities offer homes on canals, rivers or the Intracoastal with private docks. Communities such as Harbour Ridge Yacht & Country Club on the St. Lucie River and The Club at Admirals Cove in Jupiter combine golf with water access. Check bridge clearances, water depth and dock rules if you plan to keep a boat.
Preserve view
Homes backing onto nature preserves offer quiet, privacy and wildlife. Many newer communities set aside significant preserve land, such as Bonita Bay Club, where about half the community's acreage is described as preserved open space.
Interior lots
Homes without a premium view are usually less expensive, and in some communities they are only a short walk or cart ride from the same amenities.
Practical checks for any homesite
- Sun orientation. Many Floridians prefer a lanai that faces north or east for shade in the afternoon; others love western sunsets.
- Flood zone. Look up the zone and get an insurance quote.
- Noise and lighting. Notice roads, clubhouses and maintenance areas nearby.
- Future development. Ask what is planned for nearby land.
The bottom line
Visit at different times of day, sit on the lanai and imagine your routine. The right homesite is the one whose view you will enjoy every morning.
